Hi, everyone. I’m an IT guy in a rental space, driven by 3 forces: a desire to actually address my wife’s reasonable desire to someday see a neat, uncluttered living space; a landlord who is rather negligent about repair & maintenance but has no problem with any changes I choose to make; I’m a gadget/tool lover.
So my immediate mission is that I need to cobble together some sort of emergency fix for a rotted garage roof before the onset of snow makes the deficiencies of last year’s “temporary” tarpaulin fix apparent in a disastrous manner.

Welcome to the group Vin. Can’t help you with the first two issues and I’ve miserably failed at the first one. But, I can encourage you to buy as many tools as you can afford and store. Don’t cut your fingers off and bleed on the floor, that will piss both of them off.
